There’s a certain rhythm to walking the trails around this part of Addison. You pass the same oak trees, wave at the same neighbors walking their dogs, and every so often something catches your eye that reminds you why this town is different. Lately, that something is the massive construction project taking shape on the west side of Greenhill School’s campus. I walk by this stretch regularly — it’s part of what makes living here so easy. You step out your front door and within minutes you’re on a trail that winds right alongside one of the most impressive private school campuses in the entire Dallas area. And right now, that campus is in the middle of a transformation.
What’s Going Up
Greenhill is in the middle of a $20 million athletic facility overhaul. The centerpiece is a brand new 22,000 square foot Athletic Performance Center — a two-story building that will house a weight room, locker rooms, coaches’ offices, and meeting spaces. Designed by Dallas architecture firm Perkins & Will, this isn’t a modest upgrade. It’s a statement. But that’s just the start. Surrounding the new building, the school is also adding:
• 10 brand new tennis courts
• A regulation field hockey field
• A multi-sport practice field just north of the building
• New parking and improved site infrastructure
And if that weren’t enough, they’re simultaneously renovating the school’s dining hall and modernizing classrooms in the Upper School. Three major projects running at the same time, all on an active K-12 campus.
What It Looks Like From the Trail
If you’ve walked this stretch recently, you’ve seen the fencing, the equipment, the crews. It’s impossible to miss. But rather than being a nuisance, I find myself stopping to look almost every time I pass. There’s something energizing about watching a community invest in itself at this scale. Greenhill has been part of the fabric of Addison since 1950 — over 70 years on this same land, growing alongside the town. Watching cranes and concrete work from a walking trail puts that history in a different kind of perspective.
Why This Matters to the Neighborhood
I’ll be honest — I think about real estate a lot. It’s what I do. And projects like this one matter beyond the school grounds.When an institution like Greenhill commits $20 million to its campus, it sends a signal. It says this community is worth investing in. It reinforces everything that makes Addison attractive — the walkability, the quality of institutions, the long-term stability of the area. Families relocating to DFW look at schools. They look at neighborhoods. They look at what’s being built and what’s being maintained. What’s happening at Greenhill right now checks every one of those boxes.
The Trails Are Still Great
One thing I want to be clear about — the walking paths are still very much open and enjoyable. This is one of the things I love most about living here. Even with active construction nearby, you can step outside and be on a peaceful, tree-lined trail within minutes. That access — right out your front or back door depending on where you live — is something a lot of people don’t fully appreciate until they experience it for themselves.
